In LA County, the timeline to build a custom home is shaped by city permitting, design complexity, lot condition, and even weather. Below, we walk you through the general phases so you can understand what to expect from start to finish

Pre-Construction & Planning (3–6 Months)

Before we even break ground, there’s a lot of behind-the-scenes work:

  • Site visits & feasibility review

  • Architectural drawings & structural engineering

  • Interior and exterior design development

  • HOA approvals (if applicable)

  • Budgeting & financing

  • City permitting through LADBS (Los Angeles Department of Building & Safety)

Permits in LA can take anywhere from 2 to 6+ months depending on your neighborhood and project scope. EpicLA and LADBS portals are used to streamline, but backlogs can happen.

Site Prep, Demo & Foundation (1–2 Months)

Once plans are approved, we clear the lot, perform soil testing, demo any existing structure, and begin grading.

Weather and material delays can impact this phase, but our in-house production team keeps things tightly scheduled.

Rough Plumbing, Electrical & HVAC (1–2 Months)

This is the “skeleton” stage of the home:

  • Electrical wiring

  • HVAC ducting

  • Plumbing lines

  • City inspections

Once inspections are passed, we move into insulation and drywall.

Exterior Finishes (1–2 Months)

From stucco to natural stone or limewash, exterior finishes define your home’s character:

  • Roofing

  • Final LADBS inspection

  • Occupancy certificate
